Ads are always about starting the pre-approval process or a quote, meaning they are 'Mortgage Focused'. Ads use your Facebook / Instagram business page.
Nothing is bait & switch or out of compliance. Rates are never mentioned. Zero-down options aren't in the ads (unless you request it).
Prospects click the Facebook or Instagram ad & go to a landing page branded to you!
Landing page are custom created with your image and/or logo. We have standardized disclaimers or you can provide your own.
Leads complete a long questionnaire so you know what's needed to help & close them.
The forms are similar to an application so you get a clear picture of the lead's goals, qualification abilities and more.
Depending upon the lead-type, the standard forms we provide are 10-15 questions. The forms are 100% customizable to your needs though, so they can be whatever suits you best.
A prospect is now a LEAD & will arrive at a page where the lead can schedule a call with you.
Our automated systems only allow them to book a call with you during your ideal times and when you have no other conflicts. Only qualified leads are offered the option to book a call at this point.
Leads are then filtered by qualification ability and sent into the CRM.
Leads will be automatically segmented in the CRM according to how how the filters are setup so it's easy to see leads by their status and category. Filters are customizable to your needs & can be updated at any time.

Why do you use Facebook platforms instead of others?
Video-based platforms are extremely difficult to execute properly due to the fact that video ads required and YOU must be willing and able to record high-quality, well scripted videos. (Not for the faint of heart!)
What kind of leads can you generate?
We focus on generating leads for any type of real estate investment loan product, which includes DSCR, Non-QM, Bridge, Fix + Flip, Hard Money, Private Money, Residential 1-4, Mixed Used 5+, Construction, Land, Commercial, etc.
Are the leads exclusive?
Yes they always are!
They have to be exclusive since we are advertising you or your company when we generate them. We do NOT sell leads and do NOT have aged mortgage leads available.
How do you target the private money leads on Facebook & Instagram?
In today's world, the magic is in the creative's.
Everything is driven by huge amounts of highly personalized data that is handled by AI within the Meta platform.
When we do our thorough intake process with clients, we figure out exactly what their ideal borrower looks like (which could be many things) and develop unique creatives (images and/or videos and text) that attract who you are seeking with the help of AI and it's understanding of what borrowers are doing out in the world.
We do not need special settings or data lists to effectively target. With the proper creatives and the power of today's AI, we can easily find the right person for you!
Are there additional costs if I want leads from multiple geographic areas?
No.
Unlike many agencies and lead sellers, we do not have ‘exclusive territories’ nor do we charge more to get leads from the areas you desire.
How many leads per month can you generate?
There is NO limit!!!
Lead flow is tied to online advertising, so it’s just a matter of your budget.
Most clients will receive a minimum of 80 leads per month. Some clients with higher budgets get more than that in a day!
Do you work with teams, branches or companies?
Absolutely.
In fact, most of our DFY clients are a team, branch or company but individuals can participate in these programs too.
How long does it take to get started?
Typically it takes about 2 to 3 weeks to onboard since we custom build everything.
Leads will typically arrive within 24-48 hours of kick-off.
Can I just buy some leads?
No! Based on our marketing process (explained above) and for compliance reasons, we do not sell leads. You must participate in one of our programs.
Can I use my own CRM?
You can, but we don’t recommend it. Our systems are proven, refined and easy to use.
You must use our CRM to take advantage of the appointment setters since they use that to communicate with the leads.
Can I use my own website?
NO (in most cases) due to technical, online advertising requirements that most websites aren't compatible with.
We do provide a lead generation website (landing pages) for you no matter what program you’re in.
How do you handle compliance?
We’re already an approved vendor with nearly 2 dozen companies.
Our process has been approved many times over but we have options to work with your compliance team for approvals.
